Should I do the assessor review or go straight to the BOE?
Do both. The administrative review is free and fixes obvious errors fast โ€” but file your BOE application before its deadline anyway, since the review result may arrive after the BOE window closes.
My locality only reassesses every 4 years. When can I appeal?
Any year โ€” you can appeal the standing assessment to the BOE annually, not just in reassessment years. And a win holds until the next general reassessment.
What's a uniformity argument?
Virginia's constitution requires uniform assessment. If near-identical neighbors are assessed meaningfully lower per square foot, that's grounds โ€” even without sales evidence.
Do rising assessments mean rising taxes?
Not automatically โ€” localities set the rate each spring, and Virginia's "effective rate increase" rules force public notice when assessments outrun rates. But an over-market assessment always costs you relative to neighbors. That part you can fix.
