Reassessment notices arrive early in the year (annual in Northern Virginia; every 2โ6 years elsewhere). Your notice lists the administrative-review and BOE deadlines โ e.g., 2026: Fairfax Apr 1 / Jun 1, Loudoun Jun 1, Prince William Jul 1.
Free and often decisive โ especially for record errors (wrong sqft, finished basement that isn't, phantom bath). Many localities take it online.
An independent citizen board. File by your locality's deadline (don't wait for the review result), attach comps, and present a short evidence-based case.
Virginia law also lets you challenge an assessment in circuit court (Va. Code ยง 58.1-3984) โ typically within three years. Rarely needed for residential.
There is no statewide date. In 2026 alone: New Kent closed April 30, Fairfax and Loudoun June 1, Falls Church June 5, Prince William July 1. Your city or county's Commissioner of the Revenue / assessor website has the controlling dates โ check it the day your notice arrives.
